| Conditions / Reason for Refusal: |
(1) The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason
This condition is required to be imposed by Section 91 of the Town and Country Planning Act 1990 (as amended by the Planning and Compulsory Purchase Act 2004).
(2) The development hereby approved shall be carried out strictly in accordance with
the following plans/drawings:

stamped “Approved” unless other minor variations are agreed in writing after the date of this permission and before implementation with the Local Planning Authority.

In the interests of clarity and in order to define the permission.
(3) The external materials shall match in colour, form and texture those of the existing building and there shall be no variation without the prior consent in writing of the Local Planning Authority.
Reason
To ensure that the works harmonise with the existing development and that it accords with Policy D.17 of the Adopted Wyre Forest District Local Plan.
REASON FOR APPROVAL
The proposed extension is considered to be of an appropriate scale and design to the main dwelling and will have an acceptable appearance. The impact of the extension upon neighbouring properties has been carefully assessed and it is considered that there will be no undue impact upon their amenity.
